Maintenance Scheduling

The Preventative Maintenance module allows regularily scheduled work to be associated to equipment, staff and accounts. This provides the Maintenance Manager with a record of accountability and the information required for forecast budgets and labor.

PMs can be created for individual pieces of equipment or for entire building systems. For example: boilers may require an individual maintenance schedule but setting up every fire extinguisher with a semi-annual inspection would be time consuming. Instead, a single PM schedule can be created for all extinguishers.

For Maintenance Staff, a single screen provides a list of their pending PM work orders. They can print their PMs, record their hours, record metering results and submit additional work requests if their findings result in the need for additional services. Maintenance staff can also use mobile devices such as Blackberries or iPhones to review and complete work orders while in the field.

For the Maintenance Manager, a single administration form provides a global view of all pending PMs and allows them to be re-assigned, skipped or have additional PMs added within the schedule.

  • The Maintenance Manager can review all pending PM work orders and assign, skip or add work.
  • PMs are assigned a typical completion time, trade, system down time, parts and cost, so actual performance can be compared to anticipated performance.
  • PMs can be assigned to internal staff or outside contractors. Invoices from outside contractors can be applied back to the PM work orders.
  • With VisionFM's Event Notification system, the PMs are automatically generated and printed or emailed.
  • PMs, tasks and building systems can be copied to make setting up the PM system as fast as possible.
