The Capital Planning module assembles building system and financial information to create a capital infrastructure plan for the next thirty years.
If capital planning is recorded in a separate application it becomes a one-time facilities plan that quickly becomes out of sync with changing conditions and operational needs. VisionFM’s Capital Plan works with data from the Space, Asset, Project and Maintenance modules, which continually update the capital plan to reflect the real-world condition of your facilities.
As new conditions arise the Maintenance Manager can record multiple resolutions with varying costs and results, allowing the Facilities Manager to weight those options within the capital infrastructure plan.
Capital Planning Workflow
The Capital Planning module builds on information provided by the Space and Asset modules. Users set up building systems and surveys to record major components of the building and their conditions.
Conditions are recorded in the Facilities Renewal Plan and the Facilities Improvement Plan where multiple possible resolutions can be created and prioritized. The resulting costs and the year they will be required are presented in forms where they can be adjusted to accommodate estimated budgets.
The resolutions are put into action by issuing work order (for straight-forward corrections) or a project (for corrections that involve multiple phases, disciplines or funding sources). Upon completion of the project or work order a survey is automatically generated, prompting the Maintenance Manager to review the work and update the systems condition and new life expectancy.
